Bristlecone Breaks Ground on Blue Room House One
April 2, 2026
Bristlecone Construction is excited to announce we are officially breaking ground on Blue Room House One. This 56-unit affordable housing development in Denver marks a major milestone for our team as our first project utilizing off-site modular construction.
Located in the heart of Denver’s urban core, the project features a one-story concrete podium supporting four stories of modular residential units. It is a seamless blend of traditional site construction and highly efficient factory-built housing components.

Project Partners
A successful modular build requires precise collaboration from day one. We are proud to serve as the general contractor alongside an exceptional team:
Developer: BLUE ROOM Housing
Architect: Studio K2 Architecture
Modular Partner: RISE Modular
Owner Representative: TWP, The Wells Partnership (now Consertus), a Consertus Company
A Smarter Approach to Multifamily Development
For multifamily developers, modular construction offers a highly strategic advantage. Instead of building each unit entirely on site, residential modules are fabricated in a climate-controlled factory at the exact same time our crews complete the foundation and site work.
This parallel workflow offers massive advantages for project pro formas and overall execution:
- Accelerated Timelines: Working on the site and the structure simultaneously significantly shortens the overall construction schedule.
- Schedule Certainty: Building offsite drastically reduces the impact of unpredictable Colorado weather delays.
- Premium Quality Control: Fabricating in a controlled environment ensures a higher level of consistency and strict quality control across every single unit.
Because these modules can be repeated and refined, housing becomes more like a precision-manufactured product. Every new project benefits directly from the lessons learned on the last.

Bridging the Gap: Integrating Factory and Field
While off-site fabrication is a massive advantage, the true success of any modular project hinges on expert coordination in the field. Our team is currently wrapping up preconstruction, where we focused heavily on design coordination, scope definition, and sequencing between factory fabrication and site work to ensure constructability, schedule certainty, and robust risk management.
Bristlecone approaches this integration by applying a manufacturing mindset to our site construction. We reduce variability and maximize efficiency at every stage. Because we handle the concrete work in-house and structure our trade agreements differently than traditional models, we maintain a highly integrated role across the most critical scopes of work. This hands-on approach keeps a tight grip on costs, and unlocks the full potential of modular efficiency.
Looking Ahead
As the demand for affordable housing continues to surge across Denver and the broader region, we believe modular construction will play a vital role indelivering high-quality spaces more efficiently.
Blue Room House One builds directly on our 12 years of experience in urban infill construction and navigating constrained sites. As the project progresses, we will be sharing ongoing insights from the planning, fabrication, and delivery phases. We look forward to sharing our lessons learned around modular coordination and affordable housing execution in the Denver market.
